Some firms may require that you commit to a full time job in real estate, and not hold other jobs. Others have agents who work part time. A few allow agents to be associated with the firm, even if they don’t work on a regular basis. This allows someone with a salesperson’s license to remain on active status, rather than go inactive, since they are technically under the supervision of a broker. \ How To Select a Real Estate Firm Even if you think you know which real estate firm you wish to work for, we suggest you interview with several before you make the final decision. If you’re not sure where to start, try these tips. 1. Which firm’s For Sale signs are most common in the area you wish to work in? The firm with the most listings isn’t necessarily the ‘best’ place for a new agent, but since they have a good presence in the local market it’s certainly an agency you should talk with. 2. Pick up local real estate publications–the free magazines you see at supermarkets and other businesses. 3. Make a trip to the Chamber of Commerce–or a visitor’s center if you have one. Which firms provide handouts for potential residents? Are there promotions for individual agents (most likely at their expense) or for the agency in general (which benefit all agents)? 4. You should know exactly what kinds of training and other benefits a firm offers before you accept a position. A successful real estate career is dependent on your desire to succeed, and your willingness to hang in there until things start to take off. What You Need to Know There are many things you should know before deciding which firm to associate yourself with. Training What type of training is offered for new agents? If a broker’s answer is ‘none,’ that agency is probably not the best place to begin a real estate career. Does the firm have a designated trainer, perhaps the broker or another experienced agent who acts as a mentor for new agents? If part of a franchise, are there local or regional training sessions for new agents? If so, who pays for the training? How many new agents has the firm hired during the past year? How many of those agents are still with the firm? A revolving-door of agents alerts you that something isn’t quite right. Floor Duty Sometimes creatively called ‘Opportunity Duty,’ it refers to times you are scheduled to work at the real estate office. Are all agents scheduled for floor duty, and if so, how often? Advertising Advertising is a major expense for real estate agents, so anything the agency pays for is a plus. Does the firm pay for the typical agency ad, where listings are showcased, or are you required to pay for the space occupied by your listings? Does the firm pay for any portion of personal ads? (Ads designed to promote you, not your listings.) What types of advertising does the firm do? For instance, newspaper, radio, television, Internet, for-sale publications, bulk mailings, chamber of commerce, and other promotions. Does the firm have a bulk mail permit? (The expense of a bulk mailing is typically yours, but many firms pay the yearly permit feet.) Computer Equipment, Digital Cameras, Other Tech Gear Does the firm have computer equipment for all agents to use, or are you expected to bring your own to the office? What types of software are loaded on office computers? Are all agents allowed to use the existing software? Estimate your expenses and potential income Commission Percentage and Payments What commission rate do they offer? Are commissions paid on a sliding scale, with the percentage you earn increasing as you bring more income to the firm? Are commissions paid immediately upon closing? Does the firm pay a higher percentage for ‘in house’ transactions? (Where both the listing agent and selling agent work for the firm.) If the firm is part of a franchise, what percentage of each commission earned is retained as a franchise fee? Ask to review a sample commission settlement statement, so that you can see exactly how commissions are recorded and distributed. Typical First-Year Income When you ask the broker to give you an idea about an average first-year income, keep in mind that it is truly just an average. Some agents come to the office every day, even if they aren’t on duty. You’d be surprised how many leads they receive on those days, sometimes because the duty agents are on the telephone, or have left to show property to walk-in clients. Other new agents only show up when they are scheduled for duty. Which type of agent do you think might have a higher first-year income? Office Expenses Who pays for long distance telephone calls made from the office? How about stamps, photocopies, and basic office supplies? Does the firm charge agents a flat monthly fee, or a percentage of certain expenses? Errors & Omissions Insurance Does the firm carry E&O Insurance for its agents, or are you expected to purchase this liability insurance yourself? Multiple Listing Service Fees You may be required to join the local Multiple Listing Service to work for the firm. In some cases, you may need to join a second, or even third MLS office to work effectively in the community. Ask about the expenses associated with each membership. One final tip: Make a list of the questions above before your interview, and add any others you feel are important. While I can not argue with this, it is not best for all options. I am going to be general in this article because prices change and I dont want to cause confusion. For out of the money options, you might want to consider doing the opposite. Buy the close month and sell the further month. This is because the theta is advantageous to you if you are buying the front month. The further the months are from each other, the more you have an advantage. Also, figure out the price per day of the option. Which option costs more and which is cheaper per day. You can find options that are equal distance away in strike from the futures but one option is 3 times cheaper per day than the other. For the at the money options, the regular calendar spreads are the way to go. For strike prices that are far out of the money, the reverse calendar spread is better. One reason is the theta advantage. Another is the price per day. So keep your eyes open for out of the money options and check their price per day and theta and compare them to different months. If you are looking at different months, make sure that the month you are thinking of buying, is the same amount of strike prices away or more from the underlying, as the one you sell. Meaning, if you buy an option that is 5 strikes away from the underlying, the one you sell should be at least 5 strike prices away from the underlying. This is a good one. A lot of people think that meeting someone online from far away and doing the LDR (i.e. “long distance relationship”) is so romantic. My simple question to you is this: If s/he’s such an incredible gem of a “hottie”, why does this person need to meet people hundreds or thousands of miles away when he or she lives in oh, say, Chicago? I’m thinking that in a metro area of 10m people (or 250K people, for that matter), there’s someone local to date. Granted, God may have put your soulmate far away from you to teach you both discipline, dedication, patience, etc. But through the fog of infatuation, at least consider how virtually foolproof it is for someone who is married to set up trysts in far away places. Be especially wary when someone from far away has existing business concerns in your city, or could logically. For example, if dude works for a supplier to AT&T out of Oakland, CA, he’s probably coming to San Antonio at some point anyway. It’s way too easy to get away with this for a married person. Even if someone is coming in for the weekend, find out if s/he has some hobby or interest that would have earned a “kitchen pass” with the spouse. Do the research. Add it up. Go with your gut on this. BTW, look for the ins and outs of flying somewhere to meet an online friend in a future article. 6) If you can’t get a home phone number out of themhe or she might be married. With so many people cutting off the landlines in favor of going mobile only these days, this is far from foolproof. But if seen in combo with other factors, take it into consideration. 7) If you’ve seen them driving two different vehicleshe or she might be married. Example: Guy shows up to your first date with an ‘03 Chevy Silverado pickup. Second date, he’s driving an ‘01 Honda Odyssey minivan. This is not a good sign. Sorry, troopssingle people just don’t tend to own both a pickup truck and a minivan. Or two different Honda Accords. You get my drift. If you call the guy in our example out on this and he says something to the effect of, “Oh, that’s a rental. The truck’s in the shop” take into consideration that a) Rentals are usually less than two model years old, b) are invariably free of visible damage (even “used” car rentals don’t have smashed fenders, c) almost always have the rental company’s logo/barcodes on them somewhere., and d) rentals from dealers/repair shops are typically small econo-boxes or (at best) equivalent to what the customer is driving. The rental excuse will either hold water, or it won’t. Note, however, that if a guy in particular has two dissimilar vehicles it’s not necessarily a bad sign. Lot’s of guys do. For example, if he has a pickup truck one day and a Porsche the next, that’s not what we are talking about here. Ohand more single guys have “family” type cars/minivans than you think. That alone isn’t a biggee. 8) If he or she has tan lines on his or her left ring fingerhe or she might be married. Yep, this is the classic stereotype. It’s obvious, but it still deserves mention. People still try to get away with this. 9) If he or she is “legally separated”he or she might be married. Scratch “might be”he or she is married. This scenario deserves careful research and lots of questions. Also, be advised that in some states (e.g. here in TX) there isn’t even such a thing as “legal separation”. Being involved with someone who is “separated” may mean the spouse (and that’s what that other person is, frankly) may not exactly feel the same way or be on the same page as your date. Proceed with caution-after all, there’s already an admission going on here that s/he’s married! Guys, this is a good way to get shot at. Think about it. 10) If the divorce “is going to be final any day now”he or she might be married. This goes hand-in-hand with the point abovemaybe literally. You have an admission from your date that s/he is married, so almost any excuse goes, doesn’t it? For what it’s worth, I really hope that if you are intelligent enough to read English you would never be willing to believe that your date is going to “get around to leaving” his or her spouse sometime “soon”. Please. 11) If he or she just moved here from somewhere elsehe or she might be married. Sure people move all the time, but if there really wasn’t anything to move TO in your city for your date (e.g. job, family ties, etc.) then you should find out what s/he is moving FROM. Caveat emptorthe breakup might not be final back at home. 12) If he or she has to leave when the cell phone ringshe or she might be married. Oh yeah. Gotta keep the spouse informedand in this case your date is going to have to lie to everyone at once about it, so that conversation can’t happen in front of you. Logical, isn’t it? This isn’t foolproof, however, especially if your date is on-call for work a lot and deals with potentially sensitive info (e.g. doctor, lawyer, law-enforcement). You make the “call” on this one. How to Avoid Over-Analysis on Your Date

By Ron Zvagelsky There are a number of things you will commonly hear your partners say on a date, and you don’t want to spend too much time analyzing it. You should go over it in your mind once, and if you don’t like what you’re hearing, you should stop dating this person. The statements that are mentioned in this article should not be seen as sarcasm or an exaggeration. It should be taken at face value. You may sometimes hear your partners say that they are “not a good girlfriend or boyfriend.” When this statement is made, this generally means that your partner is trying to say that they are not ready for a relationship that is serious. If the two of you are already together, this may also be a sign that they are trying to get you to end the relationship. If you are a woman and a man tells you that he “hasn’t treated women right in the past,” this is a sign that you should run in the other direction. First, this person has a large ego. Second, by making this comment, they are demonstrating bad manners. In any event, why would you want to be with someone who makes a statement like that? Another comment you may hear you date say is that “I’am sure I never want to have children.” In most cases, they will be telling the truth. No matter how much you may like this person, if you have it set in your heart that you would one day like to have children, this is a sign that the two of you have completely different value systems. It is best not to continue dating them further. Trying to change them will generally not work, and you may find yourself missing out on potential dates with people who are interested in having children. Another common statement made on dates is that “I’m not sure what I want to do with my life.” While this statement shows that your partner is honest, and it also shows that they lack ambition, and if they don’t know what they want for themselves, how can they know what they want from their date? A person that makes this statement may not be a good partner for someone who is ambitious and knows exactly what they want out of life.
